Why You'll Like It
Situated in a relatively private position within a quiet cul-de-sac and away from passing cars, it is easy to forget that the property is just minutes from the centre of Truro. To the front there is plenty of driveway parking and front garden space with further potential. Entering the property we come in through a replacement composite front door to a large L shaped hallway. The living room is a large dual aspect space with an open fire and flows well into the kitchen / dining space where a clever extension has created a light and bright modern kitchen that feels connected with the garden. The kitchen has a range of modern high gloss units with solid beech block work surfaces and the oven, hob, extractor and dishwasher are all built-in. A breakfast bar provides additional work space and connects the kitchen with the dining space although many will use the conservatory as a fantastic dining room which is also a lovely place to enjoy looking at the attractive mature garden. The conservatory has a large radiator and an access door to the rear of the garage where there is utility space with space and plumbing for a washing machine and a tumble dryer. The garage has a skylight making it more useful for hobbies and the Worcester mains gas central heating boiler is also located there. The property has four generous bedrooms with bedroom one being a large double with French doors to the garden and a spacious en-suite shower room with double shower enclosure. The family bathroom is beautifully appointed with a modern look, there's a shower over the bath, modern WC and basin and a heated towel rail. Outside to the rear, the garden benefits from mature trees nearby and is pleasantly landscaped with plenty of sunny patio space and a relatively level lawn. There's a handy greenhouse and some lovely mature planting. Permitted development has been granted under application PA24/00602 to convert the attic.
