  • The Renters Rights Bill...what's going on?

    On 27 October 2025, the long-awaited Renters’ Rights Act officially became law, marking the most significant shake-up of England’s private rental sector in over 30 years. This landmark legislation aims to rebalance the relationship between landlords and tenants, providing greater security for renters while introducing new compliance requirements for landlords.


    Key Changes Under the Act

    • End of Section 21 “No-Fault” Evictions
      Landlords can no longer evict tenants without reason. All evictions must now be based on valid statutory grounds, such as rent arrears or property sale, and will require a court hearing. 

    • Open-Ended Tenancies
      Fixed-term tenancies are abolished. All new tenancies will be periodic, giving tenants the flexibility to leave with two months’ notice, while landlords lose the certainty of fixed terms. 

    • Rent Controls and Transparency
      Rent increases are limited to once per year, with two months’ notice, and must reflect market rates. Tenants can challenge excessive hikes through a tribunal. “Rent bidding wars” are banned – landlords cannot accept offers above the advertised rent.

    • Improved Standards and Rights
      The Decent Homes Standard now applies to private rentals, and Awaab’s Law will require urgent repairs for hazards like damp and mould. Tenants also gain the right to request pets, which landlords cannot unreasonably refuse.
