I recently purchased a property sold by Robert Williams. Damon and Suzanne were excellent throughout, working hard to move things forward and keeping me informed as the buyer. Their guidance at key points was wise and they gave great recommendations for related services. Wouldn't hesitate to recommend for a sale or purchase. Thank you!

We wouldn't hesitate to recommend Robert Williams Estate Agents.
From valuation to completion Damon and Suzanne were exemplary in their communication with us. Feedback from viewings and updates during the sales process came promptly and regularly. We were completely reassured that they were doing their absolute best for us at all times.

We bought our first home with Robert Williams and could see the professionalism they had from the get go. So when it came to sell they were the first agents we asked to come and value. Other agents came in at shockingly lower prices and we trusted Robert Williams judgement and sold at a price we were very happy with. As an independent agency you can tell they have more care and investment in your home. A wonderful team of people who always had time to answer your questions. If ever we decide to move house again they will be the first to contact.

Zara has been SO incredibly helpful from the first viewing, to us now being a month into renting. Nothing has been too much trouble and she is always quick to respond to emails. Could not be more grateful for how patient and smoothly she handled our moving process. Thank you, Zara!

We had a wonderful experience with this agency, which provides fast and efficient service. Agent Madeline was particularly helpful, assisting us in renting a house and completing all the paperwork promptly and smoothly. The agency also offers excellent support during the tenancy period, including a convenient online system for reporting any property issues 24/7. They respond quickly and address concerns efficiently. We highly recommend their services!

We highly recomend Robert Williams for the efficient way they advertised and marketed our properties for rental. Madeline and Zara, and everyone in the office, were fantastic to deal with.
It has ensured a very swift handover to new tenants and cut any delays to a minimum.
An excellent and hassle free service and we are very appreciative of their help.

Zara was very helpful in getting myself and kids into a property at very short notice. She kept us informed of the situation and rang to give us information at the times she said she would. And if she was unavailable at any point her colleagues were more than happy to help with any inquiries I had. Thankyou madalin, zara and Sarah.

Robert Williams was actually our seller's estate agent, but they were so helpful. Suzanne Collins dealt with all our enquiries, smoothing over everything, responding weekends and evening. Her help, and brilliant communication, really helped us get the purchase over the line. Many thanks for all your help Suzanne.
On 27 October 2025, the long-awaited Renters’ Rights Act officially became law, marking the most significant shake-up of England’s private rental sector in over 30 years. This landmark legislation aims to rebalance the relationship between landlords and tenants, providing greater security for renters while introducing new compliance requirements for landlords.
Key Changes Under the Act
End of Section 21 “No-Fault” Evictions Landlords can no longer evict tenants without reason. All evictions must now be based on valid statutory grounds, such as rent arrears or property sale, and will require a court hearing.
Open-Ended Tenancies Fixed-term tenancies are abolished. All new tenancies will be periodic, giving tenants the flexibility to leave with two months’ notice, while landlords lose the certainty of fixed terms.
Rent Controls and Transparency Rent increases are limited to once per year, with two months’ notice, and must reflect market rates. Tenants can challenge excessive hikes through a tribunal. “Rent bidding wars” are banned – landlords cannot accept offers above the advertised rent.
Improved Standards and Rights The Decent Homes Standard now applies to private rentals, and Awaab’s Law will require urgent repairs for hazards like damp and mould. Tenants also gain the right to request pets, which landlords cannot unreasonably refuse.
Impact on the local rental market
With rental demand already high in Exeter, these changes could have mixed effects:
For tenants: Greater security and protection against unfair practices.
For landlords: Increased regulation and potential delays in regaining possession, which may influence investment decisions. Some landlords may consider exiting the market, potentially reducing supply and pushing rents higher.

Navigating these changes can be complex. Our Lettings & Property Management team offers:

Gazundering is a similar practice, but the opposite of gazumping. Where gazumping is a seller ditching a sale in favour of a higher offer, gazundering is when an unscrupulous buyer lowers their offer just before exchange of contracts, pressuring the seller into agreeing a reduced price for their property.
